I am not first, but I found this one easily. Oh well. Baseball opening day sucked big time. My Orioles, Indians, and Diamondbacks all lost. That's no good at all. They have to do better than that. My Habs had a lead, but they lost it. This sucks as well. My Cavs lost as well. Why is everyone fricken losing? Oh well, my Nets lost as well. Come on Nets. You're winning it all so play like you are. Remember Nets and Bucks make it to the east final. Nets win it and then go on to win it all. My Habs and Coyotes will be in the finals. My Coyotes will win tonight.

Today at 1:00 p.m. Felix plays Isner, while at 7:00 p.m. tonight a real popcorn match, when Shapovalov plays Fed for the first time, something that Shaps has dreamed of his entire short life. To have 2 Canadian teenagers playing in the Masters 1000 at the Miami Open is at this point not even surprising, that is the state of Canadian tennis. I am sure that Hebsy can easily spend another 20 minutes with Mike discussing this.

I predicted for years, as I have watched and heard all about Felix since he was 14 years old that he will become the world #1 player way sooner than anyone can predict, and win tons of grand slams. He will be the new face of tennis, and his timing is perfect, as in about 3 years he should get there, maybe sooner. Shapovalov is a Top 10 player once he is able to play more consistent, but Felix is at a completely different level, with no weaknesses at all. He will just keep improving his strengths, and his mind and focus is like a 25 year old player right now, which is astonishing.

Getting back to today, Felix has a decent chance to beat Isner and play Fed in the finals, as I would be shocked to see Shapovalov beat Fed who is effortlessly winning. It will be a great experience for him regardless as he rises up the rankings, as Shapovalov will be the new #20 in the world, which is amazing. Felix is currently #33 in the world, and if he beats Isner would rise to #24. If that happens Canada will have 4 players in the Top 25 of tennis, Milos, Denis, Felix, and Bianca. The scary part for the rest of the world is that it will keep getting better, this is just the start.

What is going on at that Galleria Mall at Dufferin and Dupont? I went there this week for the first time in several months. The larger stores (Dollarama, Shoppers,etc.) are open, while the rest are partitioned off for either demolition or renovation depending on which hand-written sign you read. Would there be any point to demolishing only small parts of it?

LieveFamke, great question. The best answer I can give you right off the top is that I need to determine what your intentions are. I will give you an example. I have had new development condo buyers who have full intentions of moving in themselves, so they are end-users right away. I have also had a hybrid of both, where clients are initially investors and down the road would like to either move in themselves, or have one of their kids live there, and that can be done with a medium or long term time horizon. You can appreciate how the criteria would drastically differ on an end-user unit, where I go after the top 20% of the condos in the building with the best floors, views, floorplans, versus the investor who does not want to go too crazy on additional upgrades, and wants a unit that will command market value rent and have a solid ROI.

This summer I will be at PSR for 5 years, and have had lots of projects, both in-house that we are selling, plus other developers pitching us at our office, and it does not take me too long to break it down as a green light or red light. There are no yellow lights for me, as unless I believe in the project and the builder 100%, and would purchase on my own, I take a pass for my clients. I do have a reassurance that any projects my own broker works with are already vetted, but still do my due diligence on them. The ones that I have passed on to recommend for my clients were always due to the cost per square foot, or psf's. If after analyzing other projects in the area and their psf's that they are not competitive, or the area itself when you analyze what rents will bring in make you too cash flow negative, then it is a pass.

The reason why I am so bullish on the Galleria Mall redevelopment is because it is going to be its own stand-alone community. At our briefing from our head of new development in our office, the average psf's will be just under $1,000 and with a completion date of 2023 I can work quite well with that, given how over the course of 10 years, how the 20 acres of total land is going to be redeveloped. This type of buy should be a long-term hold, as once it is all completed around 2030 it should be at its highest value.

The key is to get into a project as early as possible, as undoubtably with the lack of condo supply in the city, as it is insatiable, prices tend to keep rising, and that is why I am urging my clients to jump in late Spring when the first building is introduced. Initially we were looking at 2 buildings, but builders being what they are, will want to sell one out first, then shortly after introduce the second one, which likely will be at a higher psf. I tried to cut and paste my notes that I transcribed from a video I took at the time, so will sign off on this post now, and start a new one to fit it in.

LieveFamke, here is what I transcribed, but note in a follow-up conversation with Ryan, that we are going to be selling the first building first, followed by the second one shortly after.

Some quick points from Ryan and from questions I asked him when he took some questions:

2 Buildings, 420 units, ready to be sold end of May to Mid June, Dates and Details T.B.A.
Be a Podium to create a lot of animation, drawing you there from street level, with high ceilings and lively retail, seeing pedestrians walking by and inside having coffee
North Building will be 27 storeys, and the South 23 Storeys, sitting off-set from each other
40% of them will be 1 bedrooms, or 1+1
60% of them will be 2 bedrooms, or 2+1's, so 630 square feet +
Will be attractive both to investors and end users
The Park and Community Centre will be built and delivered prior to the 2023 First Phase of Occupancy
Pricing will average just below $1,000 per square foot

Note that ELAD Canada is the principal developer and they are in a joint venture/partnership with Freed Developments for this Billion $ pus Galleria redevelopment at Dufferin and Dupont.

Here are Ryan's words:

This will be an 8 building master plan community on 20 acres of land, with nearly 3,000 (2,896) residential apartments. I read that 150 of them or 5% will be affordable rental units. 20 acres in an urban area is hard to come by in the city. There are 4 principles with a developer for it to be an attraction:

1. RESIDENTIAL COMPONENT - The first box to tick off, you need density, and with 6,000 - 8,000 new residents living there this will be accomplished.

2. RETAIL COMPONENT - Galleria Mall currently has 220,000 square feet of retail which is being replaced with 300,000 square feet of retail with all new top of the line retail with anchor tenants already secured. We know we will have a Grocer, LCBO, Recall, TD & other banks filling in the slots to ensure the retail offering is wholesome and covers all the basics.

Ryan went on how mistakes were made at Shops on Don Mills and how they have learned from it, so history does not repeat itself. In the article I linked for you above, it mentioned how Galleria will be similar in size and scope to the huge Emerald City development on Sheppard Avenue East, which will house 2,958 housing units, 95% of which are sold. "It's pretty much become our expertise, our niche. We build master planned communities. We build neighbourhoods." Elad Canada CEO Rafael Lazer said. Ryan told us that Shops on Don Mills, the only retailers doing really well are the restaurants, noting that I go to Joeys regularly, actually going next Tuesday for lunch, and it is always busy, but the stores are not. This is a result of not a lot of innate traffic with people walking in and out. Galleria is going to be programmed differently, reimagining the mall, with residential components sitting right on top of the retail. You leave in the morning, grab your coffee, come home after work and do your grocery shopping stopping at your local grocer, and bring it up to your unit. All services will be at the bottom of the buildings. Win Win, you support the retailers and no travel is required.

3. PUBLIC SPACES - Have an offering for the residents in the neighbourhood but how are you attracting people from all over Toronto to come into your community? The Answer is Public Spaces, create a Park! The total land is 20 acres so 40% of that 8 acres (7.81) is dedicated to parkland, which is really rare in the city today.
Note: Normally developers can't deliver a park so cash in lieu, which is called Section 37, kicks in, where developers give cash to the city to use elsewhere. The City can't compete with developers who buy for profit and can pay more. AS a result, there is a huge surplus, now over half a billion, but the city can't deploy it. This 8 acre park will be for the whole city, and will have the following: sports field, picnic areas splash pads for kids, etc., basically a destination for the entire family.

4. CREATING A COMMUNITY CENTRE - You still want to service the area residents so developers will build the Largest Community Centre In Toronto, factoring in combined indoor/outdoor space. Inside will be state of the art, with studios, daycare, swimming pools, fitness centre, basically everything you wold expect from a community centre. Outside you will have a shinny hockey rink, outdoor ice and skating trail all connecting to the Park, so continuity right across.

I just watched a few video clips of it. The effects are horrible, the acting bush league, and it's a total rip off of Scott's film without a single original thing to say - those kids should be ashamed of themselves....

@Rick, tough year for sure coming up for the Jays, but they are doing the right thing, clearing the deck of dead money and players and focusing on younger players to re-build. If the Pillar trade can come together, it opens a spot for Alford. At the risk of sounding like Mike Wilner, your win prediction may be a bit low, but likely not too far off. At the end of the day this year, it doesn't really matter.
Speaking of Mike Wilner, sort of feel sorry for him. I think he is not the right fit in his current role. Ben Wagner has a much better voice cadence and delivery for play by play than Mike, and I think Ben would be much better complemented with a solid game analyst that could provide the inside knowledge like Joe Siddal did. Mike and Ben for me does not cut it as a fan with no solid color input.
Scott Macarthur is a good hire in Mikes old role and as they say, there is no looking back.

I mentioned this under another post, but it's worth mentioning here …

If anyone's a Spoons fan (or enjoyed Gord Deppe's appearance on the podcast), the band released a new album this week called "New Day New World." It's not on Amazon, but is on Spotify and iTunes and can be ordered from their website (on CD and vinyl).

I'm a die-hard, and I like it a lot. If you know their work, you'll probably find it most along the lines of their previous album (Static in Transmission). Of their 80s-era releases, it's probably closest to Talkback or maybe Vertigo Tango.

I actually think it might be the best thing they've done in terms of lyrics. It's almost a concept album -- the lyrics of all the songs relate to one another and there are themes and tropes that are played with throughout, and there are two songs that are actually the same song, but sung by different singers (one by Gord Deppe, the other by Sandy Horne) with altered lyrics and title, and a juxtaposition of ideas.

There are a couple of poppy songs near the beginning, but it takes on a different feel as it goes along, and I think gets quite good.

I don't see the Jays being worse than last year, unless Stroman and Sanchez are injured again … which is a possibility, of course. But their rotation, with health, should be about or slightly better than last year, and the offence, which was middle of the pack last year, should be a bit better this year, if Vlad is up and performs. Mid-70s would be a fair bet, I'd think. If Stroman and Sanchez pitch as well as their best years, Shoemaker is more like his former self (unlikely, but maybe), and Borucki is solid, they could approach .500. I don't think it's likely they win more than 80 games, but it's possible. I don't think it's likely they win fewer than 70 games unless there are multiple significant injuries.

One thing the Jays have is depth. It's depth of good bench players, which isn't going to get you anywhere unless you have high-end frontline players, but it's the sort of depth that keeps you from being the Baltimore Orioles. I mean, if guys like McKinney and Drury are on your bench, that's some nice depth. If they're everyday players, you've got worries.

The Jays' floor, if the wheels come off, is not horrific, there just isn't a very high ceiling.

I don't think you realize how a rebuild works. If the Jays play well early on in the season, they're even more likely to trade some of the pieces that are perhaps part of the reason for them over-performing due to those pieces having increased trade value, thus making the team worse in the short term. You have to take that into your predictions.

Smoak, Stroman, Sanchez, Shoemaker, Galvis, Giles, Grichuk, Pillar, Phelps, Guerra, Hudson, Buchholz, etc. will all be shipped out the door if they play well.

There's no chance the team wins more than 70 games in this division.

You think all those players would get shipped out? A couple, maybe, but we're talking about young, cheap, controllable players. Apparently you don't know how tradd deadlines work. See? We can both be insulting online. Why don't we knock that off and have serious discussions. Insulting people online is wasted energy. I don't think I treated you with that sort of disrespect, so I don't see the need to go low.

Some of those players, certainly, are trade chips, but even in that list you include dead weight, and several players who are only signed through this year, making them less appealing to trade partners unless they are giving up next to nothing. A team trying to unload more than a couple of players is going to have difficulty. How often does a single team unload more than two, maybe three regulars? It's rare, because you have to count on several teams having holes in the right places. The Jay's have, absolutely, stocked up on tradable assets, but not to do a mass selloff, but, rather, to give them a number of options.

There really isn't any justification for saying that a team that won 73 games last year with a lesser team (due to injuries) has "no chance" of winning 70 games, unless you're projecting injuries this year.

There's no reason to continue to go back and forth when we're splitting hairs about their 2019 win total. The point is, they'll be really bad but bad by design as they focus on accumulating assets for the future and player development rather than winning games.

My Diamondbacks lost though again. Too bad, but they'll win today. My Cavs lost last night. That's no good, but my Nets won. Yes, my Nets will be there, one of my teams. Nets and Bucks to the east final and Nets win it and then go on to win it all. My Suns lost as well. Why can't they win anymore. My Orioles, Indians, and Diamondbacks will win today. I Haven't seen that many films this year, but over the last two weekends I managed to check out
both "Us" and "Dumbo". I wasn't the biggest fan of Jordan Peele's previous flick "Get Out", but
I certainly enjoyed it a lot more than I did his latest effort, "US". Certifiably creepy and excellent
performances by all involved, but too many unanswered questions and at a certain point
it felt like he was metaphorically hitting the audience in the head with a Ball-peen hammer, despite his otherwise subtle use of a minor mid-eighties cultural touchstone to get a certain point across. Alas, to elaborate any further would be far too spoilery. Almost feels like he has been unilaterally delegated the director of the future, in much the same way that Jennifer Lawrence was once heavily-implied to be the leading lady of her generation. How's that working out for her post "Red Sparrow?" ( Still, some rather tasteful and gratefully-appreciated nude work in that otherwise middling film, however!!).

As for "Dumbo", I'm happy to admit that Tim Burton's directorial career is continuing along the excellent course-correction route of his past two efforts, "Big Eyes" and "Miss Peregrine's Home for Peculiar Children." Many deliberate parallels with his fantastic "Edward Scissorhands" ( mysecond favourite film from his vast body of work, after the beyond spellbinding "Big Fish"), and quite nice to see him working with both Michael Keaton and Danny DeVito. Excellent music score by his
frequent collaborator Danny Elfman as well (gee, I sure do miss Oingo Boingo!). Not ashamed
that I teared-up in many parts, but nowhere near as many as I did the first time I watched "Big
Fish" (near the first anniversary of my father's passing). Highly recommended!!!

Well, my Nets did lose. Oh well, they'll win tomorrow. Trust me. You see, my Nets did lose to the Bucks. The Bucks will win the east. Nets are going to be there. My Nets are going to surprise everyone. I know this. They're the champions and they'll win when it counts including tomorrow. My Suns beat my Cavs. Oh well. Tonight my Habs and Coyotes will win. Yes, they'll make the finals. Baseball was great yesterday. I told you my Orioles would beat the Jays. They just did and they'll do it again tonight. My Indians also won and so did my Diamondbacks. Adam Jones hit a home run for my Diamondbacks. This is great. Is everyone coming to my hockey party and basketball party? My hockey party will either have a Habs or Coyotes cake. There will be a Nets cake at my basketball party.

Since the Cleveland Cadaverous and Phoenix Bums are so awful this year I see a new character has made their debut. The Milwaukee Bucks. I have a feeling the author did not even know Milwaukee had a basketball team until it was pointed out to her. Who talked to much ? Was it building security ?
The postman ? or the Big mouthed trainer ?

I am sure the new best team ever just happens to be in first place in the east. Watch those ankles jumping on/off the bandwagon. Can cake talk be in tomorrows episode ?

It seems that every time I'm on a TTC bus, at least one person gets on and has their Presto card make that sound of being rejected because it doesn't have the $3 (or I suppose $3.10 now, as of yesterday) left on its balance. Do some people think just having the card is a permanent ride for free pass they never have to reload?

Point well taken, but from the increasing amount of teams spotlighted across a diverse field of sports,
perhaps it would be more prudent to double down on those select few who are more than likely to
bring home the most proverbial bacon? As for long-shots and also-rans, well, my late father had a
particular luck in this department, especially at the race track, but he still ultimately died prematurely
with very few Shekels in his meagre bank account. Guess it's a good thing for bookies, loan sharks,
Pro-Line and other sundry gambling consortiums that many other folks (seemingly) lack the required willpower to disagree!!

So I just heard a very strange musical transition while enjoying a most 'healthy' snack at the KFC
location near Dufferin Mall: Harry Nilsson's cover version of "Everybody's Talking" into Rush's
iconic "Limelight", or as I cheekily prefer to call it: "NEIL PEART ISN"T INTERESTED IN MEETING YO'

influenced by Stewart Copeland once the Police exploded onto the music scene. The proof

"Mystic Rhythms" (1985). Mr. Copeland and his amazing drumkit, including those fantabulous
Octobans, simply don't get enough credit. Although quite understandable considering Sting was
largely the creative braintrust of that particular group. With full apology to Andy Summers fans,
as his stellar contributions are also deserving of a lot more musical kudos as well. Digression over.

I just heard an interview with the chunky clueless old lady that sits behind home plate at Blew Jay games. When asked about Kevin Pillar being traded she said " Pillar (long pause) I think he was very good in The King and I ( Pause ) why he got traded to San Francesco I just don't know,I think I had a sandwich from there once and couldn't finish it. Wonder what kind of job he might have there ? Where are my glasses and who are you ? "

The Jays clubhouse must be so tense and uncomfortable right now, I feel for the players who must all be wondering when they'll be shipped out and especially the rookie manager but that's what happens when you wait too long to rebuild.

When you finally have to do it and fully commit to it, it's going to be really ugly for everyone involved.

This is going to make the Leafs' rebuild from a few years ago look tame.

My opinions:
Kevin Pillar was a consummate professional playing for the BJays with his defense & commitment to Toronto.
The 3 S's ( Stroman, Sanchez & Smoak) will be traded by trade deadline (July 31). Rebuild.
Great for JT scoring playoff winning goal last night & setting the record for most goals by a center by the Leafs ever.
Why oh Why did we let McIllaney go & keep "fish out of water" Sparks. Bad decision.
Other JT (Trudeau) in is in deep DooDoo prior to next election.
Kahwi Leonard will sign elsewhere for next year & hopefully take the Raptors to the promise land this year. OH wait Load management could be a factor.
Would like to see Carolina & Columbus beat out the Habs for Wildcard especially because b=my sister's nephew (Josh Anderson) plays for Columbus - Sorry Cheryl.
How long before McDavid requests a trade out of Edmonton as missing for 12th time in 13 years & the teams has 2 of top 5 scorers in NHL as of today.
When will winter end & Spring to be sprung?

So CTV/Bell Media has filed their Statement of Defence after former CTV News Toronto reporter Paul Bliss sued them for wrongful dismissal. What's interesting is The Canadian Press is reporting that in their defence they quote their termination letter to Bliss that says "...you admitted to consuming alcohol and repeatedly engaging in sexual activities, including intercourse, as recently as within the last year, after hours in the workplace," the letter states. "You also admitted to entering into romantic relationships with young women with whom you could exert some influence to assist them in their careers."

I spent some time at 9 Channel Nine Court and I personally witnessed on 1 occasion, two female interns easily in their early 20s looking for Paul (he was anchoring the noon news that day) and waited for him outside of the studio. When he came out of the studio they began flirting with him and he certainly flirted back and offered to go with them to the cafeteria. As I write this, it seems small in the grand scheme of things but it certainly goes along with the narrative of him spending time with young women looking to advance their careers.

What I wonder was if he had a history of this, why wasn't he fired sooner? Why would they keep him on for so long? Was it because somebody finally spoke out?

Well, a good sports night last night. How about those Habs. They'll be there. They won. The Price is right. My Coyotes lost though, but don't worry. They'll be there. How about those Orioles. They won again. Yes, again. That's because they're good. I told you they would win over the Jays. My Diamondbacks also won. How about this, two homers by Zach Greinke. Awesome. My Indians had the night off. They'll win today. My Nets will win tonight. Yes, it will be Bucks and Nets in the eastern final. Nets will find a way to surprise everyone. Well, if they don't win, Bucks will. There will be a cake though. My personal baker will bake it at the last minute. He's really good, you know. I love my personal baker.

markosaar - congratulations!! i have never heard of them, but i sure do love a good concert. never in my wildest dreams when i was younger, did i ever think i'd be able to go to a concert - so as an adult, the kid inside of me is always over the moon.

Aidan - it is all about power dynamics. lots of questionable antics take place and no one bats an eye. if he already admitted to engaging in inappropriate behavior, not sure what the point of a wrongful dismissal suit is.

I listen to both Toronto Mike'd and Humble and Fred. I actually learned about the Humble and Fred podcast from torontomike.com. It's always fun for me to hear the references back and forth.

Lately I've noticed Humble taking subtle shots at Toronto Mike. I first noticed it with the jabs at "real talk" and now "deep dive". I'm pretty sure those are aimed at Mike who uses both to promote the podcast.

But wait, there's more! Humble has been talking up Dean Blundell a whole lot and has been hyping his appearance. Any Toronto Mike'd listener who heard When Dean Blundell Attacks would find this curious. With friends like that, who needs enemies?

And then this morning H+F were hyping an appearance by Gino Vanelli like they were having Paul McCartney on. I know I saw Mike tweeting that Gino was booked for Toronto Mike'd. I'll be curious to see if both happen and who has it first.

And finally, and this doesn't sit right with me unless Mike was involved, but Humble and Fred are hyping their new sponsor: Palma Pasta. Hmmmm....

I don't really hear these shot coming from Fred but mainly Humble who seems somehow threatened by Mike. As a listener of both shows, I would bet it's because Mike gets better guests and has a more entertaining show.

And yes, the S.D. in S.D. Jones stands for Shit Disturber but I mean every word I wrote.

That Nets game was totally ugly. They kept missing shots or not defending. Looks like the refs hate the Nets for some reason. They lost and that is no good at all. Come on Nets. You need to win and I mean it. Well, if Nets don't make it, Bucks will. My Suns lost last night. My Habs and Coyotes will win tonight. They need to win. Baseball sucked yesterday. My Orioles, Indians, and Diamondbacks all fricken lost. That's no good. Well, a deer cake sounds good for my basketball party. Well, my personal baker will know what to bake once we know.
